Residential Building Survey Report (formerly known as the Structural Survey):

This is a comprehensive inspection of a property looking at current and potential repair and maintenance issues which may affect your enjoyment of the property.  Whilst the whole property is inspected the examination can be tailored by BSET Services to give specific emphasis on any areas of particular concern or feasibility of a future proposal for the property.

 

The Report is supported by colour photographs and if you wish arrangements can be made for an initial overview if suitable and convenient at the property towards the conclusion of the inspection.

 

The BSET Services Residential Building Survey also includes indications of priority linked to cost bands for any repairs or maintenance action.  The possible repair options are discussed.  This Report does not normally include a Market Valuation unless requested at the time of instruction but the Report includes a calculation of the Reinstatement Insurance Cost.

 

RICS HomeBuyer Report:

 

A new Report format of the 'traditional scheme 2' or mid range report and launched by the Royal Institution of Chartered Surveyors in 2009 the HomeBuyer Report service delivers in a standard reporting format an 'economy' report, which uses a colour layout and condition ratings to assist purchasers to understand and prioritise any actions required when purchasing a home.

 

This report includes a Market Valuation and Insurance Reinstatement cost calculation.  The Report is suitable for homes built in the last 150 years, which are in reasonable condition and of traditional (normal) construction.

 

Targeted Inspection Report (TIR) (copyright BSET Services)

 

Launched by BSET Services as a new and innovative way of offering Surveying Services to everyone involved in property ownership, occupation and management.  Developed from the highly successful Specific Defects Report Format developed by Ian Shore for the Northern Independent Surveyors and Valuers chain, this service has been developed further to offer to BSET Services clients a more flexible approach in the requirements for inspection and management of property.  The Report takes a more holistic approach to Building Pathology rather than offering a negative list of defects.

 

The Inspection and Report can extend the normal non invasive approach by surveyors (where permission is granted) and utilises where appropriate specialist surveying equipment to develop an understanding of Thermal and Structural performance and any issues in relation to the condition of Timber and Dampness.  This can be used to approach the property in an enlightened way to maximise the benefits of property ownership and occupation.
